Preparing Your Home For Sale
1. Walk through to identify items of personal nature or value that should be removed/secured prior to listing.
2. Walk through to identify areas of deferred maintenance or deep cleaning that should be addressed prior to listing.
3. Walk through to suggest potential areas for staging or means of
enhancing/targeting desirable features of home.
4. Walk through to identify areas and items in need of decluttering, disposal, or downsizing to enhancing showing of home and assist seller as needed.
5. Following walk through, prepare a checklist for the seller to assure that all identified items are addressed.
6. Arrange for photography of home once above issues are addressed and the listing contract is in place.
7. Identify with seller all aspects of the home that are unique, desirable, or should otherwise be noted in the listing and featured in marketing materials.
8. Identify with seller any aspects of home that might warrant extensive repair or replacement, i.e. particularly worn carpet or damaged countertops. Discuss the cost vs benefit of completing that work prior to sale, offering an allowance to potential buyers to complete the work themselves after closing, or discounting the listing price accordingly and making this discount clear in the listing narrative.
9. Gather instructions for anything in the home that a potential buyer may wish to assess during their viewing such as how to operate a hot tub, central vac system, surround sound, etc.
10. Place listing sign at property approximately one - two
weeks in advance of listing and enter into MLS as Coming Soon.
11. Discuss with seller any restrictions or parameters for showings including days, times, notice to be given, whether potential buyers should remove their shoes, etc.
