Marketing Your Home

Every home will have it's unique opportunities for marketing. However, all homes we list will benefit from the following marking approach.

In Advance of Listing:

1. Walk through to identify items of personal nature or value that should be removed/secured prior to listing.
2. Walk through to identify areas of deferred maintenance or deep cleaning that should be addressed prior to listing.  Provide resources as needed.
3. Walk through to suggest potential areas for staging or means of enhancing/targeting desirable features of home.
4. Following walk through, prepare a checklist for the seller to assure that all identified items are addressed.
5. Arrange for photography of home once all checklist items are addressed and the listing contract is signed.
6. Identify with seller all aspects of the home that are unique, desirable, or should otherwise be noted in the listing and featured in marketing materials.
7. Identify with seller any aspects of home that might warrant extensive repair or replacement, i.e. particularly worn carpet or damaged countertops.  Discuss the cost vs benefit of completing that work prior to sale, offering an allowance to potential buyers to complete the work themselves after closing, or discounting the listing price accordingly and making this discount clear in the listing narrative.
8. Gather instructions for anything in the home that a potential buyer may wish to assess during their viewing such as how to operate a hot tub, central vac system, surround sound, etc.
9. With sellers' permission, place listing sign at property approximately one - two weeks in advance of listing and enter into MLS as Coming Soon.
10. Discuss with seller any restrictions or parameters for showings including days, times, notice to be given, whether potential buyers should remove their shoes, etc.


At Time of Listing - First Month of Listing:


1. Activate MLS listing to allow for showings.
2. With sellers' permission, schedule at least two open house events.
3. Have flyers available at open house that target all desirable features of home.
4. Post listing on Facebook, Instagram, Company and Broker websites.
5. Actively solicit feedback following each showing, share feedback with seller, and discuss how to mitigate any concerns raised.
6. Assess the need for price reduction after a specified period of time and make recommendation to seller based on feedback to date, updated market information, and any changes in comparable listings in the neighborhood.

7. Share listing in newsletter
8. Create single-page website for home (with QR codes on sign to lead people there)
9. Discuss with seller other marketing possibilities such as door hangers and targeted postcard mailings.


Throughout the Process:


1. Identify personal property that homeowner wishes to sell, donate or dispose of prior to listing or closing on sale of home.  Discuss options and resources to address this need.
2. Provide resources and research regarding moving and shipping companies that seller may utilize.
3. Provide information to seller on issues such as contingencies, inspections, escrow, back up offers, and other aspects of the sales process.  Notify seller when specialized and advanced knowledge is advisable from a legal, financial, home repair or other professional.
